Design-Build and Integrated Project Delivery

To preserve the traditional meaning of "design-build" as a team where the architect and contractor are under the same roof providing both design and construction services, a broader term has been coined to also include the more common model where a contractor teams with an outside architect. Integrated Project Delivery (IPD) is a collaborative effort by the architect, contractor, subcontractors and owner to develop efficiencies in building projects from the design stage through the construction process to the ribbon cutting. Making the process more efficient means faster completion, lower costs, no litigation, and an overall smoother process than the traditional design-bid-build project delivery lacks flexibility for change as a result of the general contractor, an undisputable key member of the project team, not being included in the process until the drawings are finished and countless meetings have taken place.
