Job Title: Construction Project Manager
Reports to: Director of Project Manager
Job Summary: The Project Manager leads the Neumann Project Team and is responsible for the overall management of assigned construction project(s) from start to finish. The Project Manager ensures strong relationships with the field and office teams, clients, and trade partners. Proactive visioning, planning, and overall team engagement skills are critical for success. The Project Manager is a daily representative of Neumann and must demonstrate our core values.
Primary Functions:
- Construction Project Management Core Competencies
- Perform new Project Set Up
- Lead Submittal review and tracking for Project
- Perform and Lead Schedule development and update management of Project
- Perform and Lead Commitment writing for trade partners on Project
- Perform and Lead project Document Management of all updated Project information
- Perform and Lead Cost Management tracking of Project
- Perform and Lead Change Management collection, tracking and approvals for Project
- Advocate for Safety culture throughout Company and Project
- Perform and Lead and Collect Punch Management process of Project
- Perform and Lead QA/QC process on Project
- Lead Warranty process on Project
- Lead Closeout process on Project
- Project Estimating
- Perform and Lead the development of project estimates from conception to contract execution including performing quantity take-off and estimating work on project
Secondary Functions:
- Company Strategic Initiatives
- Assist with developing and implementing strategic initiatives within the organization.
- Client Acquisition
- Ability to engage with potential clients and document their activities in the CRM.

- Lead in the development of RFP responses.
- Lead pre-construction services to potential clients.

- Maintain relationships with existing and past clients
- Leverage relationships with existing and past clients to attend Neumann functions

Physical Demands & Work Environment:

Physical Demands:
- Duties will include standing, walking, sitting, reaching with hands and arms, climbing or balancing, stooping or kneeling, talking and hearing, and use of fingers and hands to feel objects, tools, or Including, climbing ladders, scaffolds, structures, etc. (above and below ground level) while maintaining balance and reaching in all directions.
- Must occasionally lift, push, pull, or move up to 35 lbs
Working Conditions:
- While in the office relatively free from unpleasant environmental conditions or
- Conditions will vary at each project location but may include extreme temperatures and exposure to other physically challenging environmental
- May occasionally be exposed to high noise levels and/or hazardous materials while on job sites.
Hours: Work more than 40 hours per week. Construction may sometimes continue around the clock to meet deadlines. Must be “on-call”, often 24 hours a day.
Travel: The job will be performed in an office environment, on a construction project job site, and with owners or project partners at their offices or other meeting sites. Personnel are responsible for their own transportation.
Driver’s License Requirement: Valid Iowa driver’s license
Supervisory Responsibilities:
- Assistant PM, Project Engineers, PE Co-ops and Interns as assigned
Required Education & Experience:
- Bachelor’s Degree in construction management, engineering or related field or comparable experience in the field
