The 3750 on Grand Condominiums project started as a prospect development project for a high end apartment complex. The goal was to provide housing while saving as much of the historic 1932 church as possible. Neumann worked with the developer and design team for over a year in preconstruction providing cost analysis and constructability insight on the project. Ultimately it was determined the value add for the market and overall cost proforma was to proceed with the project as luxury condominiums.

Work Scope
The existing sanctuary was removed making room for the new 8 story condominium structure with two levels of enclosed parking.The historic front wings of the church were fully restored and incorporated into the new condominium structure as amenity spaces. The original chandeliers, wood doors, stain glass windows, and church steeple were salvaged and reused throughout the building.
The amenity spaces include the main lobby, storage, a fine dining area, exercise room, and guest suite. Each of the 36 condominiums were customized with high end finishes unique to each owner. Other site additions to the project include exterior parking, landscaping, a courtyard seating area, and a 1,500 SF pool.
