Renovation Project of Farm Bureau in Des Moines, IA

Des Moines, Iowa

Neumann worked with Farm Bureau to deliver a comprehensive renovation of their West Des Moines headquarters, modernizing the East, West, and North Wings of the existing campus building. The project encompassed more than 340,000 SF of improvements, over 15 phases of construction, all while the facility remained fully operational. Renovations included structural floor infills, mechanical and electrical upgrades, restroom replacements, and finish improvements designed to enhance comfort, accessibility, and long-term building performance. Extensive coordination with the Owner allowed both projects to be completed significantly ahead of schedule (13 months early on the North Wing and 7 months early on the East Wing) with zero unplanned disruptions to daily operation.

Work Scope

Work was strategically divided into fifteen (15) phases across the East,
West, and North Wings to maintain daily operations:

• Phases 1, 2, 7 & 8: Renovation of the second-floor areas, including
structural floor infills over existing atriums to create new restrooms
and expanded usable space.
• Phases 3, 4, 9 & 10: Renovation of the first and ground floors, with
work sequenced to maintain plumbing, electrical, and restroom
functionality throughout construction.
• Phases 5, 6, 11 & 12: Completion of the remaining first and ground
floor zones with finish upgrades and infrastructure tie-ins.
• Site Enhancements: Expansion of on-site parking lot with 112
spaces, new landscaping, and a stormwater detention system to
improve site performance and accessibility.
• Phases 13-15: included renovation in the West Wing including
commercial kitchen, dining, new roof patio, and shade structure.
Upgrades to conference center, renovated fitness, wellness and
locker rooms, and the onsite daycare facility.

This phased approach reduced downtime, increased value, and
delivered a renewed workplace aligned with Farm Bureau’s vision for
the future.
