Fresh off the completion of the Edna Griffin project, RDG reached out to Neumann about the historic Varsity Cinema, another challenging restoration project that required an experienced General Contractor. Neumann was brought on early in preconstruction to assist with exploratory demolition, scope review, and verification of costs for historic tax credits. We procured materials and established design far in advance, avoiding a lengthy value engineering process and meeting the Owner’s start date.

The Neumann team restored the 110-year-old single screen theater while providing modern touches along the way, including an elevator, second-floor micro theater, new MEP systems, a concessions kitchen, a grease interceptor, and fire sprinkler. Over the past century, the building’s structure was compromised from decades of neglected maintenance and multiple remodels. The
team self-performed demolition, structural concrete, slab on grade, steel erection, wood framing, custom millwork fabrication, and finish carpentry services. Our carpenters rebuilt most of the missing and damaged barrel vault roof trusses and purlins. The 200-seat main theater opened to the public in September 2022.
