In 2003, Neumann Brothers was hired to completely remodel LMC Insurance & Risk Management’s West Des Moines office space. Now, 16 years later, we have been hired again to assist LMC with pre-planning, budgeting and construction of their new 29,154 SF tenant improvement project.

This project will be completed in two phases to ensure LMC can continue with their daily operations throughout the project. The entire second floor will be remodeled during this project to update office spaces and conference rooms and provide them with a modern cafeteria with a great exterior view.
Construction kicked off in May and the project is scheduled to be completed in early 2020. The quick pace project will be completed while the building and the tenant space are fully occupied. LMC will relocate their employees throughout construction to allow us access to complete demolition and the improvements for each phase. There are also tenants in the spaces above, below and next to LMC’s space. Our team is communicating daily with all tenants to keep them informed of the work planned for the day. All noisy work (such as demo) and work that requires access to surrounding spaces, is being completed early in the morning, at night and on weekends.
Another challenge on this project is the lack of access in or out of the building to move materials. In order to get materials into the space, the team had to remove exterior windows and bring items into the building to the fourth floor during phase one.
LMC has been our insurance and risk management broker from the beginning – over 100 years. LMC provides our property and casualty products including program design, risk management, claims analysis, loss control strategies, safety assessments and coverage consultation.
